Site Assessment

The project begins with a site assessment if one has not been done already. We will need to get an idea of the space, common areas, equipment that will need to go in the space, and so on.

Preliminary Equipment Plan

We'll then provide a preliminary equipment plan, or test-fit, based on the existing conditions, the existing equipment, and the client’s vision for the renovated space. Particularly with regard to restaurant design, this process can be lengthy and require multiple revisions.

Draft Construction Drawings

Once the preliminary equipment plan is approved, GPN will begin to create construction drawings, which will include architectural, HVAC, electrical, and plumbing design drawings.

Permitting

When the construction drawings are completed and approved, it’s time to begin the permit process with local agencies. Your General Contractor can take care of this for you, or GPN can work with you to get these permits.

Onboarding

Onboarding typically includes a franchise introduction call, signing proposals, initial payment, ordering the site inspection, and beginning permitting due diligence.

Site Inspection Completed

Average time: 1-2 weeks

Design

The design process includes test fitting; gaining approval from the landlord, franchisee, and any branding compliance; a kick-off call with all involved parties; and establishing due dates for all construction drawings.

Production

During Production, all architectural, plumbing, mechanical, and electrical drawings are drafted. These completed drawings are sent to the branding department, the landlord, and the franchisee for review.

Average time: 3 weeks

Review

In the Review phase, all drawings are reviewed by branding officers, the landlord, and the franchisee. GPN receives all feedback. makes any appropriate corrections, and prepares the documents for permit submittal. Final payment is received during this step.

Permitting

In the final weeks of the project, all drawings are signed, sealed, an submitted to AHJ alongside permit application and other documents. Depending of AHJ, a plan review fee may have to be paid. All comments from AHJ are received and addressed, and the permit is attained.
